Buying Checklist

Buying a home or rental property is often one of the biggest financial decisions you'll make. It's exciting, yet the reality of figuring out how to evaluate neighborhoods, determine how much you can afford, negotiate the right price, apply for a loan, and fill out all the paper work can at times be overwhelming and confusing. That's why we're here to help you.

Finding your dream home starts with you understanding your own personal wants and needs in a house. The more you define your criteria, the easier it will be to begin the search. What would you like in your new home. How much can you afford to pay monthly? Do you prefer a certain neighborhood? Do you want a new home with new appliances, or are you up for the challenge of a fixer-upper?

The more prepared and clear you are regarding what you do and don't want in a house and neighborhood, the quicker you should find your dream home.

Finally, be prepared to be patient, flexible, and open to compromise in the negotiation process. 

There are a couple of types of markets which you may be buying in, a buyers or a sellers market. 

1.  In a buyers market there are fewer buyers and more sellers, the laws of supply and demand dictate that the buyer may have the upper hand in negotiations. Which can translate into; lower purchase prices, sellers willingness to cooperate with repairs and other contingencies. 

2.  In a sellers market, there are fewer sellers and more buyers, the laws of supply and demand dictate that the seller may have the upper hand in negotiations. Which may translate into; multiple offers, bidding wars, sellers dictating the terms of the purchase.
